A new development proposal, The Edison at University Plaza, is set to undergo a Preliminary Design Review on April 23rd at 8:30 AM. The project, identified as PDR250002, is spearheaded by applicant Andy Reese from Kimley-Horn.

The proposal involves the demolition of existing buildings at 2325 and 2407 S College Ave to make way for a new 4-story multi-unit building. The development will feature between 279 and 295 dwelling units, with 192 parking spaces allocated for residents. Access to the site will be from S College Ave to the east.

The site, located approximately 0.2 miles north of W Drake Rd and directly west of S College Ave, falls within the General Commercial (CG) zone district and the Transit Oriented Development (TOD) zoning overlay. This project will be subject to an Administrative (Type 1) Review.

Development Features

The Edison at University Plaza aims to enhance the area by providing modern residential units while maintaining the operational needs of adjacent businesses. The project will include:

  • Building Design: A 4-story structure with a mix of studio, one-bedroom, two-bedroom, and three-bedroom units.
  • Parking: 192 parking spaces for residents.
  • Access: Entry from S College Ave to the east.
  • Pedestrian and Vehicular Circulation: Improved pedestrian pathways and vehicular circulation, including a pedestrian promenade/multiuse path along the west side of the property.

Community Impact

The project is designed to be compatible with the surrounding commercial and residential areas. It will benefit from proximity to the nearby MAX Station, providing transit connectivity for residents. The development also aims to minimize impact on existing single-family homes east of College Ave by maintaining a buffer zone.

Environmental Considerations

The proposal includes measures for water quality and low-impact development (LID), such as underground storage, extended detention, and rain gardens. The drainage patterns will remain similar to the existing conditions, with improvements to water quality and onsite conveyance.

Next Steps

The Preliminary Design Review meeting will provide an opportunity for community members to offer input on the project. The applicant has previously engaged with the community and plans to hold another neighborhood meeting to ensure ongoing dialogue and feedback.
